Our family had a fabulous time celebrating Christmas at Tim’s Ocean Condos. The views are amazing and the staff is delightful. The condo host Abdiel was attentive to any of our needs. The activities Tim recommended in his welcome emails were spot on. The airport transfer company was outstanding and worked perfectly for our family of ten. Swimming with the dolphins was an amazing highlight for everyone especially for our grandkids and of course the adults as well. The in home cooking experience was wonderful and greater than anything expected. Overall, it was a very memorable Christmas holiday vacation. Our sincere thanks.

Very much enjoyed our trip with our 16, 18, 19 year old kids! First, unparalleled views. Watched sunrise from beachside balcony, and sunset from opposite side balcony. Tons of space, clean, lots of privacy, loved the rustic charm of the Spanish floor tiles and shower tile work. Kitchen was clean and had tons of glassware and serving options and very nice sharp knives-so unusual in a vacation rental. Beach in front of resort was gorgeous as was water. There are lifeguards and they are very safety conscious. Never had problems finding a chair and so great we could bring our own drinks and food. Tim's recs were spot on- we took the Txchichen Itza Classic Tour and Snorkeling trip, golfing, and the recommended airport USA Transport and they were all great. Any question we had was answered in timely manner. Restaurants across the street-Navios was beyond awesome and actually good value imo. The casual KM 19.5 restaurant was ok, lots of breaded options, more like little kid food and not a good value imo. Bus service to the shopping/bar areas was easy to use, safe and cheap. Overall, excellent stay, Cinco Estrella! Thank you so much for a wonderful and much needed vacation!

Tim's Ocean Condos was a great place for our family to spend the Christmas holiday. The condo was very clean and the beds are comfortable. Paola and Abdiel met us when we arrived, helped get us moved into the condo and answered our questions about the area. Great experience and good space for a group. The unit has plenty of space and bathrooms which is great for a big group.
We were 8 guests and the condo was very confortable. Each bedroom is a suite, so each room has all the privacy needed. We cooked, mainly breakfast, the kitchen has all you need. Very responsive management and easy to communicate. Check in was flawless. Thank you guys for making our vacation memorable. Adrian
Tim's Condo was beautiful! The views were incredible. All of our needs were met throughout our stay, and Tim's suggestions ahead of time made for a very smooth and enjoyable vacation. My family loved it so much, they are asking me to book again for next year!
The condo was exactly as described and the sunsets over Laguna Nizuc were legendary. We went with another family and the condo easily held the 10 of us (4 adults, 6 kids). The pool and beach were easily accessible, but be aware the pool closes early (most nights around 8pm) and the beach closed at the same time due to turtles. From thr pool deck at night we did get to see Laggerhead turtles lay their eggs and Green Turtles hatch. On Tim's recommendations we had dinner cooked for us in the Condo and we used Mike to snorkel Isla de Mujeres. I would highly recommend booking both of these adventures. Finally check in with Tim's staff was seamless. Thank you Tim and the whole crew you have put together. We would love to stay with you in the future!
We stayed in beautiful penthouse 3701! So beautiful, cozy comfortable and clean. Easy walk on to the eateries, beach and pool. Tims staff were so friendly and helpful! We definitely would go back and stay in a heartbeat. I don’t think our stay could have been any better as we were quite satisfied with it all. Thank you Tim and staff for allowing us to stay and making this family vacation one for the books.

It was perfect for the 8 of us plus one baby. Tim’s transportation, tours and restaurant recommendations were extremely helpful. We also liked the option to not have to do the all-inclusive that hotels require because we didn’t want to be limited to eating at the resort for 7 days. Paola and Abdiel were awesome. Great service. Cancellation Policy
No one plans a vacation expecting to cancel—it’s a time filled with excitement and anticipation! However, cancellations typically arise from unexpected circumstances beyond a guest's control.
When booking a standard hotel room, or more simple vacation rental, it’s easier to fill vacancies caused by cancellations. However, the vacation homes we offer are large, unique, and frequently booked well in advance, often accommodating groups of 8 or more. Coordinating schedules for such groups takes significant time and effort, and last-minute bookings are far less common.
When you make a reservation, you’re securing a one-of-a-kind property and helping us plan effectively, as we turn away other potential guests for your dates. For this reason, we require either a good-faith deposit or payment in full, depending on how far in advance you’re booking.

Given the time and money invested in your vacation, we highly recommend purchasing travel insurance. This coverage can be tailored to your needs—whether it’s for your flights, accommodations, or both. Many options are available online, and it’s worth exploring to ensure peace of mind.

Hurricane and Storm Policy
What is a Hurricane?
A hurricane is defined as a storm with sustained winds of 74 miles per hour or more.
Before Arrival in Cancun
• If your flight is canceled due to a pending hurricane that does not hit Cancun:
You would need to take the next available flight to avoid losing time. If I have availability, you may extend your stay by a day or two to make up for the lost time. Most airlines waive fees for rebooking in such scenarios.
• If your flight is canceled due to a pending hurricane that does hit Cancun:
You would receive a full credit toward a future stay. Please note, no monetary refunds are provided.
• Storm Forecasting Caution:
Hurricane predictions can often be inaccurate. For instance, in October 2011, Hurricane Rina was forecasted to hit Cancun directly but dissipated into a tropical storm at the last minute. While it’s essential to monitor the situation, try not to panic unnecessarily.
During Your Stay in Cancun
• If a hurricane occurs during your stay, you will receive credit toward a future booking for the portion of your stay impacted by the storm. Monetary refunds are not provided. If you have travel insurance, which often covers hurricanes, you can claim reimbursement through the insurer instead of receiving credit.

Other Unforeseen Circumstances
For events beyond our control that prevent your stay—such as pandemics, oil spills, travel bans by governments or agencies, war, or acts of God you will receive credit toward a future booking for the portion of your stay impacted by such potentialities.
Flight Cancellations from Departure Cities
• For example, if a flight from Chicago is canceled due to weather in Chicago, no credit is provided for the lost time. However, you should take the next available flight to minimize disruption. If I have availability, you can extend your stay by a day or two to compensate for the delay.

Tier 1: Cancelling 6 months or more prior to arrival: 80% refund of the rental cost.
Tier 2: Cancelling 5 months prior to arrival: 60% refund of the rental cost.
Tier 3: Cancelling 4 months prior to arrival: 40% refund of the rental cost.
Tier 4: Cancelling 90 days prior to arrival: 30% refund of the rental cost.
Tier 5: Cancelling 2 months prior to arrival: 20% refund of the rental cost.
Tier 6: Cancelling less than 70 days prior or less: 0% refund of the rental cost.
Deposit Policy
A 20% down payment is due to reserve the Penthouse for the dates selected. Balances are due as noted below. If you are already within the balance due time window, balances are paid in full at the time your booking is processed.
Balances are due 60 days prior to arrival for all dates except for dates that include Nov 20-30 or Dec 18-Jan 4.
Balances are due 4 months prior to arrival when: Your dates include or are near to Thanksgiving, Christmas and New Years. These dates are Nov 20-Nov 30 and Dec 18-Jan 4.
A $500.00 refundable damage/missing inventory deposit is charged on the final billing and will be refunded 7 to 10 business days after your check out date. This deposit is to cover any damages that occurred during your reservation and any missing or damaged inventory that occurred during your reservation. A list of fees is included on our house rules on the website, and in your welcome packet, and inside the vacation rental property. See Terms of the Agreement and House Rules for more information.

The Most Amazing Views of any in Cancun!
IMPORTANT NOTE: This is a special roof top unit (no neighbors). To access this unit, you take the hotel elevator up to the top floor and then you walk up 3 flights of stairs to enter the main level of this unit. If anyone has trouble with stairs, please choose another unit. Two flights are common areas, one flight is in the entry area of the Penthouse.

I remember well the first time I went up to see Penthouse #3000. I knew it was going to be good, but I didn't know until I went up there that I was about to see THE BEST views I had ever seen. Keep in mind, all I do is beachfront penthouses, so I've seen some great views in my time. But little did I know what I was in for.
I will NEVER forget the first time I laid eyes on what I saw through that huge window wall that spanned the whole space. It was a feeling of exhilaration and awe, my jaw dropped, literally. ALL you see is splendor and gorgeousness and beauty. And one has no idea how good that hotel zone view is looking North, it's beyond stellar, and straight away fading into the distance, then to the right and going all the way up, is the ocean coming up against the beach with those awesome turquoise and blue colors, and to the left are the beautiful waters of the fresh water bay with its lush surroundings.......it is absolutely gorgeous in every direction, it's beyond amazing!
On top of all that, you have an oceanside terrace with those same views and it is completely private, no one can see you anywhere should you want some alone time with your significant other. And then, on the other side you have another terrace that overlooks that beautiful lagoon, and the sunsets over that beautiful body of water are so gorgeous, and so peaceful.

1. My wife and I do this full time; it is our dedicated passion to serve you.
2. Abdiel and Paola are our full-time managers on the ground in Cancun to service you. They are at the resort Mon-Sat 9-5pm, and after hours you will still receive prompt responses via email. On arrival day, our team is there to welcome you, show you around, and answer all your questions.
3. Rather than an apartment building, we reside within a full service resort with full time staff, 24 hour security gated security, 24 hour beautiful lobby, gym, spa, tennis court, pool, beach, sun deck, loungers and umbrellas, hot tub, photos studio, tour center, 5 restaurants, 2 bars including a pool bar, and spa with steam room, sauna, relaxation pool, hot tub, and massage and nail services.
4. The resort is all-inclusive. When you book a Penthouse unit, the all-inclusive is optional each day you are there. Payment is made at the lobby front desk. Cost is currently $90 per person per day, Dec 20-Jan 4 is $135 per day. Prices are subject to change without notice as we have no control over resort pricing. Kids 11 or under are ½ off, 2 years and under are free.
5. For days you do not want the all-inclusive, feel free fill up the cooler inside the condo with your favorite drinks & snacks and take that to the pool or beach. It’s ideal, makes for a nice little table as well, about the size of a carryon.
6. You always have one resort restaurant that is never all inclusive. You pay per item and they have things like tasty toasted subs, wraps, and pizza. They also have a wide assortment of coffees and desserts.
7. Indulge in our in-home cooking service for an authentic Mexican feast prepared by our local cooks. Our guests love this, we provide the service to our guests only at our raw cost. It runs $10 per person for the service ($80 min) and it includes purchasing the groceries and preparing the meal. Our cooks provide you with a receipt for the groceries. Meals are served buffet style. It’s payable in cash at the time of service. It’s very easy to book, the menu and link come in your welcome pack.
8. Our location is ideal. We have great restaurants right across the street, plus a convenience store that sells beer and all the hard liquors. At the same time our area is well lit, and very safe, and our activity level surrounding the resort is mild. Everything is close by, buses run 24/7 and you can be at a myriad of additional restaurants, shops, and big nightclubs in minutes.
9. Oleo prints out a weekly brochure for guests detailing the latest activity offerings. Often times there is live entertainment around the bar, and water yoga is typically in the weekly calendar.
10. Tours and Excursions Insider Knowledge: With over two decades of experience in Cancun, we offer invaluable insights into the best activities and excursions. Here’s an example, the snorkeling excursion with my friend Mike, who I have known for over 2 decades now. Mike is such a great guy! Always smiling and joking around. His family comes from many generations of fisherman that go way back to before Cancun was even known as destination. Mike’s snorkeling tour is the “bargain of the century”. He does not advertise, has no website, and you pay him in cash. The cost for Mike’s excursion is $75 per person ($450 minimum). For that price you get a 5-6 hour excursion, round trip transportation to the port, a golf cart rental on Isla Mujeres for an hour, and a huge meal at the end. On top of that, he takes you to the best snorkeling site, they are protected waters by the Mexican government and require a special permit that he has to pay for each person going. The underwater beauty where Mike takes you is unreal, so beautiful! To have all that, plus a totally private excursion to your group, is an outstanding value that you will not find anywhere else.
11. VIP Night Club. At these big clubs in Cancun, the cover charges alone will run you $50 or more, plus you wait in lines to get in, then it’s standing room only and drinks are very expensive. With us, you’ll get the link to purchase the VIP night club pass. For $150, you will have VIP access, no lines, A VIP table, and not only is your cover charge included, but all your drinks as well. It goes from 10am to 3am and includes transportation there and back.
12. Grocery convenience. When staying in these larger places, everyone wants to have some groceries on hand. 10 years ago I asked the owner of the transfer company that we recommend if he would take our guests to the grocery store before heading to the resort, for an additional fee of course. He said he would add that to his website. He did, and it’s been a hit with our guests ever since. Our team has milk crates and hotel carts to get all of your groceries up. Don’t worry, we have you covered. But please note that if you arrive on a Sunday, you may want to get groceries after you arrive at some point, as we will not be there to help you.
13. 13. Family-Friendly: Traveling with little ones? Rest assured, each unit is equipped with amenities like pack-n-plays and high chairs upon request.
14. Quality linens: My wife specifies sheet sets that are a polyester/cotton blend, 575 thread count. She says it is the perfect blend of softness and stain removal properties.
15. Quality Bath towels: For bath towels she specifies large 30”x 53” 100% cotton. They are really nice; we have the same ones at home. Way better than what you would expect at a nice hotel. To me, even the nicer hotels have towels that are not soft, and not very big.
16. We provide Beach towels: We provide 8 Large commercial grade beach towels.
17. Private wifi: Unlike hotels that offer non private, or semi private wifi, these modems are completely private to the unit, and encrypted, and the modem is inside the unit.
18. Charging Ports: All the bedrooms and every living room has a charging port with 3 outlets and 3 USB terminals.

Great guest communication: Group Email Thread: The Group Email thread is the tool we use to keep everyone on our team in touch should you need anything, plus it keeps us all in the know, and on the same page. You can’t miss it, as the subject box starts with all caps: GROUP – MAIN followed by your Penthouse number and arrival and departure dates. This way our team always knows with whom we are speaking. It allows for our guests to get prompt replies consistently.

I used this shot to make wall hanging for my wife, a b-day gift. She thought it was nice, good try, but she wouldn’t let me put it up, not a décor fit. I was so disappointed. But after 30 years, I know when to shut up & not argue with the boss.

Resort Entry – 24 hour gated security. I love that this is such a peaceful part of the hotel zone. Our guests comment on how safe & comfortable they felt here. The area is nicely lit, has great restaurants, + minutes away from the big clubs.
The best seafood in Cancun is located directly across the street from our resort. And the ambiance there at night is a thing of beauty. My guests sometimes ask me for a recommendation for a place to propose, and Navios always tops my list.
If you like grouper, mildly spicy, go for the Popeye grouper. Outstanding! They also have a shrimp quesadilla (appetizer) that is beyond amazing. For groups of 6-10, you can reserve your own private palapa! A “must do” for at least 1 night!
Directly across the street is a restaurant called 19.5. The owner is a great guy, Joe. It’s a casual place. The food is very good, and the drinks are a lot less than Navios. Oxxo convenience store, background, sells beer & hard liquor.
I love the vibe at 19.5. They have tasty Mexican food & great drinks. Sitting here, it’s so beautiful. You have these lush tree canopies & palms right in front of you, plus the gentle lagoon waters sparkling from the moonlight. It’s really nice.
19.5 serves drinks, and it has great views of the lagoon, and it's casual with reasonable prices..

The Brown Bag Restaurant is not an all inclusive restaurant. It has sandwiches & wraps, pizza, various coffees, and desserts.
