Update for covid testing: Covid tests are currently provided in the comfort of the condo. Signing up is easy, cost is $60 per person. Results are same day. Documentation certificate to get back on the plane are provided next day. We schedule any guests that need the test 2 days prior to departing back home. My wife provides a link to sign up for the date and time you want after you book.

Small niche company specializing in larger Cancun beachfront vacation rentals. When you call with questions, you can expect the phone to be answered by me, Tim Miller, if you call between 9am-5pm central time, Monday through Saturday. If I am on the other line I will call you back.

Contact Person Quick Synopsis: Hi, I'm Tim Miller. I own & operate a small niche management company specializing in nice vacation rentals on the beach in Cancun Mexico. I would say my knowledge base of Cancun & the hotel zone is very solid. I have owned vacation rental property in Cancun since 2004, I have worked in Cancun, and I take a strong personal interest in each & every unit I manage in Cancun. Almost every picture you see of any one of the rentals or at any one of the resorts was taken by myself personally. I believe that I offer some services & items that currently keep us a head of our competition.

1. When you arrive at the resort you are welcomed by my manager, Abdiel. Abdiel has a huge and beautiful smile and he loves people. He is a terrific guy and if you need anything while you are in Cancun just email him and he will email or call you back promptly. I am a big believer in excellent service.

2. Some owners only give you a lock box code. That's not showing much service.
Others rely on part timers to greet their guests and manage their places. Is that who you want taking care of you?...someone who might be there if they aren't working somewhere else? Abdiel works for me full time as my manager, and he takes care of a small number of units.

3. Most condo complexes do not have a lobby at all. They might have security staff, and a maintenance man. Here you are at a resort where you pull up to a well lit 24 hour lobby, and you have bellhops for your luggage, maintenance staff, service staff, restaurant & bar staff and of course 24/7 gated security.

4. Would you like a an authentic Mexican home cooked meal? How does only $50 for your entire groups sound?... plus the raw cost of the food? That's right, we provide this service with no mark up at all! Enjoy! The service includes clean up after. Why go out to some expensive fancy place when you can dine and be serviced while enjoying the best views in Cancun right there in the penthouse?! anywhere.

5. Would you like a night out away from the children for some adult conversation? We have baby sitting-services that come right to the condo, and they are wonderful people, part of our extended family in Cancun.

6. Want a tip on a great snorkeling experience? A good friend of mine offers his service privately for your group. The private tour goes all day, includes lunch on an island, is totally private to your group, and comes with the best "skipper" anywhere. Going out with Mike is truly an experience. Cost is $65 per person, if less than 6 people minimum price for all is $390.

7. We have a cooler inside the condo, it is on wheels. It is allowed by the pool & beach. Rare feature.

8. Advice: Why pay $80 to get into the 2 biggest night clubs in Cancun when I can show you how to get your cover paid, all drinks paid, and VIP service for the same price? This is just one example of several tips that will save you a lot of money.

9. Our resort offers and all inclusive option for food and drinks. There are 4 restaurants, a swim up bar, and a lounge and bar area. Breakfast starts at 7am, drink service starts at 11am by the pool bar. The all inclusive ends at 1am when the last bar closes. This is optional each day you are there, it is not an all or nothing type of thing, you choose whatever day(s) you want. Regardless, you still have use of the resort beach, pool, gym and spa. The cost is $90 per person per day. The food is excellent. Also if you are a sushi fan, one of our restaurants is a sushi restaurant.

10. Need your special morning coffee? We have a starbucks on site! And its not part of the all inclusive.

Other thoughts 1: If you are traveling with small children, you will find a packnplay (play-pen & sleeper), a high chair & a quality stroller on hand. Or, if you would like to enjoy your favorite drinks down by the pool or beach we welcome you to use the special cooler you will find in any of our units. It is on wheels, super easy to take with you and is also very handy as a pool or beach side table. The convenience might only be out shined by the savings on drinks! This item has been pre-approved for use by the resort, when you are staying at one of our vacation rentals.

Other thoughts 2: If you need extra beds, I have found air beds to be most comfortable. We have queen size air beds and linens for same available upon request.

Penthouse #2704 FAQ's:

Can you smoke in the condo?  No.  However, smoking is permitted outside on the terrace.

Are Linens provided?  Yes, towels and linens are provided.

Is there a washer and dryer?  Yes.

Is there an iron and ironing board?  Yes

Are there hair dryers?  Yes.  

Are there safes for valuables?  Yes.

Are beach towels provided?  Yes, we have 8 for our guests.  If you want to purchase beach towels the most reasonable option is the Super Walmart.  If you opt for the all-inclusive option, the hotel will provide you with beach towels down by the pool.

Do we need a converter for the electrical plugs?
No.

Is there a music player with an I-Pod dock?
Yes, one in the living room.

Is daily maid service included?  No.  In the vacation rental business, you can expect a clean, laundered unit upon your arrival.

Can we get additional cleaning days?  Yes.  
* Standard Service is $50:  General cleaning & making up the beds.
* Premium Service is $85:  Same as above plus newly laundered linens are put on when the beds are made up.

How do we arrange the extra cleaning days? Just email me the dates you would like it done.

How do we pay for the cleaning?  Please pay the service provider directly in cash.

What size bed is in the master?  King.

What size bed is in the second bedroom?  Queen.  

The 3rd bedroom?  2 Queens.  

The 4th bedroom?  Queen.  

Which bedrooms have their own bathroom?  The master and the 4th bedroom.

Are linens provided?  Yes

Are bath towels provided?  Yes.

Is there any extra beds?  Yes.  2 queen inflatable beds with electric motor.

Are there extra linens for these beds?  Yes.

Do you have anything for babies to sleep in?  Yes, there is a packnplay.  

Are linens provided for the packnplay?  No

Are there any supplies provided such as toilet paper, paper towels, spices, salt, pepper?  No  supplies are provided other than 2 rolls of toilet paper per bathroom.

Is there an oven, fridge, stove top, sink?  Yes to all.

Are there smaller appliances like a microwave, blender, toaster, coffee maker?  Yes to all.

What type of coffee maker filters do we need to get?  Standard type, like Mr. Coffee brand.

Are there pots, pans, utensils, strainer, big bowls, dishware, silverware, wine opener, bottle opener, knives, glassware?  Yes to all.

Is there filtered water in the kitchen? No
 
Is there inter-net access from the condo?  Yes, wireless inter-net.

Is there a charge for this?  No, it is complimentary for our guests.

Can we drink water from the tap?  Not recommended.  Can we make calls from the condo?  Yes, local calls.

How much do they cost?  Complimentary.

Is there a charge for calling the manager in Cancun?  No.

Do you recommend renting a car?  No.  Buses run 24/7 right outside the resort and the wait is never more than 5 minutes.  You can go anywhere in the hotel zone for just .65 cents per person.

Do you provide airport transfers?  No.

Do you recommend a transfer company from the airport?
Yes, the link is provided after you book. No links can be given before then per homeaway rules.

Are they the best price you have found, and are they reliable?  Yes on both.

About what does it cost for the airport transfers?  About $80 round trip for up to 10 people as of this writing.  If less than 8, it’s probably a little less.  If more than 10 another vehicle is required so the price goes up quite a bit for 11 or more.

Can we book online with the transfer company?  Yes

I read somewhere we get some sort of special promo code for the transfer company site after we book the condo, what’s that about?  
When you enter the promo code, it will save you $5 on the transfer off the posted pricing on their site.  This is for guests only per my agreement with Entertainment Plus.  You get the promo code on your confirmation after you book the condo

We were thinking of doing the snorkeling tour with Mike, and maybe the in home cook.  How do we book these services?

Welcome to the penthouses above the ÓLEO Cancún Playa® Beach Resort.

Our vacation rentals are uniquely perched on the top floors of the ÓLEO Cancún Playa® Beach Resort which was completely remodeled in 2018.

 

Our 4.5 Star All-inclusive resort is located minutes from the Cancun International Airport in the peaceful southernmost area of the Hotel Zone at Kilometer 19.5 in between Sun Palace All Inclusive and the Bel Air.

Here you will enjoy floor to ceiling views of the Niptuche Lagoon from the living room, dining room, balcony, and master bedroom suites of this penthouse.

This 4-bedroom 4 ½ -bathroom condominium sleeps up to 12 people. Penthouse 2704 is located on the 7th and 8th floor of our center tower along with Penthouse 2703 and 2701.

For large groups of people and families, if needed you can combine these units to sleep up to 36 people all on the same floor of ÓLEO Cancún Playa® Beach Resort.


The living room is spacious and features a floor to ceiling sliding glass door and windows facing the lagoon and connects you to the unit’s 1st floor balcony which is the perfect location to enjoy your morning coffee or watch a magnificent Cancun Mexican sunset over the lagoon.

There is plenty of space for family gatherings inside and out.


The dining area has a large glass table that seats up to 12 people with additional seating at the breakfast bar.

The kitchen features granite counter tops, new full-size refrigerator with freezer, and is spacious enough to enjoy each other’s company white preparing your family meals. There is no need to worry about our drinking water, you can quench your thirst with our supply of clean, great tasting water installed on its own filtered water dispenser and with our reverse osmosis.

The first master bedroom features a king size bed with floor to ceiling windows that face the Niptuche Lagoon, a private balcony and a flat screen TV with satellite.


The large 4-piece en suite bathroom shower features Waterpik® Power Spray+ shower head that is engineered to deliver a powerful invigorating and uplifting experience.



The second master bedroom features two queen size beds with floor to ceiling windows that face the lagoon and a flat screen TV with satellite.


The third master bedroom features one queen size bed with windows that have a view of the Caribbean Ocean, and a flat screen TV with satellite.

The large 4-piece en suite bathroom has two separate sinks and the shower features Waterpik® Power Spray+ shower head that is engineered to deliver a powerful invigorating and uplifting experience.


The guest bedroom is located on the first floor and has a queen size bed, a view of the Niptuche Lagoon, flat screen TV, and its own bathroom that features Waterpik® Power Spray+ shower head.



This vacation rental is also equipped with a full-size washer and dryer and offers complimentary Wifi.

ÓLEO Cancún Playa® Beach Resort is home to the NUUP Spa Cancún and three restaurants that look out onto the sparkling turquoise waters of the Caribbean Ocean.

 

Our resort is a gated and secure family resort set on the powder white sand that features pools, spas, sauna, hot tubs, a fitness center with tennis courts and ping pong.

 

Jogging and bicycle path is directly in front of our entrance and gives you the freedom to access the trails by either going left or right. It is completely safe and has plenty of travelers getting in their exercise. If you go right, our property is less than a mile from Playa Delfina which features the world-famous colorful CANCUN sign.  



As guest of ours, you have the option to purchase ÓLEO Cancún Playa® Beach Resort 4.5 Star all-inclusive by the day. This gives you more freedom to explore the local bars and restaurants or choose our private in-home dining.



The all-inclusive prices are under the control of the ÓLEO Cancún Playa® Beach Resort and are subject to change without notice.


All-inclusive Option (this is optional each day you are there).  You can use the resort pool, beach, beach shade tents and loungers, pool loungers and umbrellas and the gym regardless of if you are on the all inclusive or not.  Spa is $15 per day unless you purchase a massage in which case the fee is waived.

Cancellation Policy

For bookings of Christmas and New Years please read below, this info here applies to all bookings except Christmas and New Years:
Amount of cancellation fee:
Cancelling more than 5 months prior to arrival: 12% of total
Cancelling more than 91-149 days prior to arrival: 20% of total
Cancelling more than 60-90 days prior to arrival: 30% of total
Cancelling 40-59 days prior to arrival: 50% of total
Cancelling with less than 40 days prior to arrival or less: No refund.
In the event of a pandemic, hurricane, or travel ban resulting from any calamity, act of God or war, a credit would be issued towards a future stay. For more specific cancellation details please visit my web site. Thank you.

Deposit Policy

A 20% down payment is due to reserve the Penthouse for the dates selected.

The balance owed is charged to the same credit card 60 days prior to your arrival, except for Thanksgiving, Christmas and New Year’s Eve reservations.

For Thanksgiving, the balance owed is due 90 days prior to your arrival.

For Christmas and New Year’s Eve we require 20% down payment at reservation, an additional 20% is due six months prior to arrival date and another 20% payment is due five months prior to your arrival date, the final balance is due 4 months prior to your arrival arrival date.

A $300.00 refundable damage/missing inventory deposit is charged on the final billing and will be refunded seven days after your check out date. This deposit is to cover any damages that occurred during your reservation and any missing or damaged inventory that occurred during your reservation. A list of fees is included on our house rules on the website, and in your welcome packet, and inside the vacation rental property. See Terms of the Agreement and House Rules for more information.
