For anyone unfamiliar with the area, Tim provides a lot of good information you may need to plan your vacation such as transportation and links to excursions and restaurants. Paola and Abdiel were very kind hosts during our stay and were available with any questions we had. The penthouse condo itself was very clean and comfortable with plenty of room for a large group. The kitchen was equipped with everything we needed. Best of all, we enjoyed the perfect ocean views and you can see both the sunrise and sunset from a private deck! We felt very safe in the complex and generally anywhere we travelled along the hotel zone. We were able to enjoy some time in the Spa and the staff there were very friendly and professional. A couple of excursions I would definitely recommend are snorkeling with Mike and a tour of the Rio Secreto. There are a couple of cons I would bring up only for informational purposes which would not deter us from returning. 1. The provided seating on the beach and around the hotel pool is limited. Guests claim their chairs in the early morning using towels leaving them empty for hours and expect the chairs to be free at their whim. It wasn't a big deal for us as we had our own private deck at the condo. We were able to use pool and beach chairs in the afternoon since there were more available at that time. 2. You are only able to eat at the restaurants at the resort if you pay the "all inclusive" fee which you can do on a day by day basis. There is a nice coffee shop in the lobby that accepts cash/cards. We were able to stop at the grocery store on our way from the airport to the condo and picked up what we needed for breakfast and lunches. We ate at restaurants across the street and took the bus down the hotel zone for dinners. Thank you Tim, Paola and Abdiel for everything! We really enjoyed our stay!

WOW!!! Tim's Ocean Condos did not disappoint. Penthouse #2000 was spectacular, there is not a place in the penthouse where there is not a view. Pools were amazing, heated swim pool outside living room or if you prefer, go up the stairs to the rooftop dipping pool with even more views. Unit is very private and quiet with everything you would need for your stay. All of Tim's suggestions for restaurants were spot on, Navios was so good we went twice! It was the perfect place to relax and enjoy the beautiful beaches of Cancun. Thanks to Tim and Megan and their amazing staff, they were great hosts. ⭐️⭐️⭐️⭐️⭐️

We were 8 guests and the condo was very confortable. Each bedroom is a suite, so each room has all the privacy needed. We cooked, mainly breakfast, the kitchen has all you need. Tim's Condo was beautiful! The views were incredible. All of our needs were met throughout our stay, and Tim's suggestions ahead of time made for a very smooth and enjoyable vacation. My family loved it so much, they are asking me to book again for next year!
The condo was exactly as described and the sunsets over Laguna Nizuc were legendary. We went with another family and the condo easily held the 10 of us (4 adults, 6 kids). The pool and beach were easily accessible, but be aware the pool closes early (most nights around 8pm) and the beach closed at the same time due to turtles. From thr pool deck at night we did get to see Laggerhead turtles lay their eggs and Green Turtles hatch. On Tim's recommendations we had dinner cooked for us in the Condo and we used Mike to snorkel Isla de Mujeres. I would highly recommend booking both of these adventures. Finally check in with Tim's staff was seamless. Thank you Tim and the whole crew you have put together. We would love to stay with you in the future!
We stayed in beautiful penthouse 3701! So beautiful, cozy comfortable and clean. Easy walk on to the eateries, beach and pool. Tims staff were so friendly and helpful! We definitely would go back and stay in a heartbeat. I don’t think our stay could have been any better as we were quite satisfied with it all. Thank you Tim and staff for allowing us to stay and making this family vacation one for the books.

It was perfect for the 8 of us plus one baby. Tim’s transportation, tours and restaurant recommendations were extremely helpful. We also liked the option to not have to do the all-inclusive that hotels require because we didn’t want to be limited to eating at the resort for 7 days. Paola and Abdiel were awesome. Great service. Penthouse Combo #201 is on the Penthouse Level of the center tower. Each of the 6 Bedrooms has an attached private bathroom. The combo units have become enormously popular. Through guest feedback we have found that the main reason they like the set up so much, is that everyone can hang out together, and if they want to break away, they always have their own entire unit. It’s an ideal set up!
These two units are 5 steps away from each other on the Penthouse level of the resort. The unit with the private pools is a 2BR/2.5Bth, while the other unit is a 4BR/4.5Bth. 1. My wife and I do this full time; it is our dedicated passion to serve you.
2. Abdiel and Paola are our full-time managers on the ground in Cancun to service you. They are at the resort Mon-Sat 9-5pm, and after hours you will still receive prompt responses via email. On arrival day, our team is there to welcome you, show you around, and answer all your questions.
3. Rather than an apartment building, we reside within a full service resort with full time staff, 24 hour security gated security, 24 hour beautiful lobby, gym, spa, tennis court, pool, beach, sun deck, loungers and umbrellas, hot tub, photos studio, tour center, 5 restaurants, 2 bars including a pool bar, and spa with steam room, sauna, relaxation pool, hot tub, and massage and nail services.
4. The resort is all-inclusive. When you book a Penthouse unit, the all-inclusive is optional each day you are there. Payment is made at the lobby front desk. Cost is currently $90 per person per day, Dec 20-Jan 4 is $135 per day. Prices are subject to change without notice as we have no control over resort pricing. Kids 11 or under are ½ off, 2 years and under are free.
5. For days you do not want the all-inclusive, feel free fill up the cooler inside the condo with your favorite drinks & snacks and take that to the pool or beach. It’s ideal, makes for a nice little table as well, about the size of a carryon.
6. You always have one resort restaurant that is never all inclusive. You pay per item and they have things like tasty toasted subs, wraps, and pizza. They also have a wide assortment of coffees and desserts.
7. Indulge in our in-home cooking service for an authentic Mexican feast prepared by our local cooks. Our guests love this, we provide the service to our guests only at our raw cost. It runs $10 per person for the service ($80 min) and it includes purchasing the groceries and preparing the meal. Our cooks provide you with a receipt for the groceries. Meals are served buffet style. It’s payable in cash at the time of service. It’s very easy to book, the menu and link come in your welcome pack.
8. Our location is ideal. We have great restaurants right across the street, plus a convenience store that sells beer and all the hard liquors. At the same time our area is well lit, and very safe, and our activity level surrounding the resort is mild. Everything is close by, buses run 24/7 and you can be at a myriad of additional restaurants, shops, and big nightclubs in minutes.
9. Oleo prints out a weekly brochure for guests detailing the latest activity offerings. Often times there is live entertainment around the bar, and water yoga is typically in the weekly calendar.
10. Tours and Excursions Insider Knowledge: With over two decades of experience in Cancun, we offer invaluable insights into the best activities and excursions. Here’s an example, the snorkeling excursion with my friend Mike, who I have known for over 2 decades now. Mike is such a great guy! Always smiling and joking around. His family comes from many generations of fisherman that go way back to before Cancun was even known as destination. Mike’s snorkeling tour is the “bargain of the century”. He does not advertise, has no website, and you pay him in cash. The cost for Mike’s excursion is $75 per person ($450 minimum). For that price you get a 5-6 hour excursion, round trip transportation to the port, a golf cart rental on Isla Mujeres for an hour, and a huge meal at the end. On top of that, he takes you to the best snorkeling site, they are protected waters by the Mexican government and require a special permit that he has to pay for each person going. The underwater beauty where Mike takes you is unreal, so beautiful! To have all that, plus a totally private excursion to your group, is an outstanding value that you will not find anywhere else.
11. VIP Night Club. At these big clubs in Cancun, the cover charges alone will run you $50 or more, plus you wait in lines to get in, then it’s standing room only and drinks are very expensive. With us, you’ll get the link to purchase the VIP night club pass. For $150, you will have VIP access, no lines, A VIP table, and not only is your cover charge included, but all your drinks as well. It goes from 10am to 3am and includes transportation there and back.
12. Grocery convenience. When staying in these larger places, everyone wants to have some groceries on hand. 10 years ago I asked the owner of the transfer company that we recommend if he would take our guests to the grocery store before heading to the resort, for an additional fee of course. He said he would add that to his website. He did, and it’s been a hit with our guests ever since. Our team has milk crates and hotel carts to get all of your groceries up. Don’t worry, we have you covered. But please note that if you arrive on a Sunday, you may want to get groceries after you arrive at some point, as we will not be there to help you.
13. 13. Family-Friendly: Traveling with little ones? Rest assured, each unit is equipped with amenities like pack-n-plays and high chairs upon request.
14. Clean drinking water. The reverse osmosis system in the kitchen provides free clean drinking water.
15. Quality linens: My wife specifies sheet sets that are a polyester/cotton blend, 575 thread count. She says it is the perfect blend of softness and stain removal properties.
16. Quality Bath towels: For bath towels she specifies large 30”x 53” 100% cotton. They are really nice; we have the same ones at home. Way better than what you would expect at a nice hotel. To me, even the nicer hotels have towels that are not soft, and not very big.
17. We provide Beach towels: We provide 8 Large commercial grade beach towels.
18. Private wifi: Unlike hotels that offer non private, or semi private wifi, these modems are completely private to the unit, and encrypted, and the modem is inside the unit.
19. Charging Ports: All the bedrooms and every living room has a charging port with 3 outlets and 3 USB terminals.

Great guest communication: Group Email Thread: The Group Email thread is the tool we use to keep everyone on our team in touch should you need anything, plus it keeps us all in the know, and on the same page. This email thread goes out to you and all of our team members after payment is processed. You can’t miss it, as the subject box starts with all caps: GROUP – MAIN followed by your Penthouse number and arrival and departure dates. This way our team always knows with whom we are speaking. It allows for our guests to get prompt replies consistently.

Why do you offer this combo unit? I started noticing a lot of guests were looking to book two or more of our units at the same time. I think it's because we are unique having several of these cool places all right next to each other. So I first started with #31234, which is in building 3, and all four Penthouse units on that floor, which is 16 bedrooms. That one started booking so I started to make other combos seeing that this was a real need.
House rules:
You must be 27 or older to rent. If you are all young adults, please email Tim first before booking as this may not be accepted.
No parties, no illegal drugs.
No loud noise after 10pm as other guests may have early morning excursions booked.
All-inclusive rates are $90 per person per day, kids 11 and under are half off. All-inclusive runs from 9am until 1 in the morning. The resort is Oleo Cancun Playa. Our resort has 4 restaurants and 2 bars. Drinks service starts at 11:30am out by the pool bar. The all-inclusive gives you all the food and drinks you want from 9am until 1 in the morning. Alcoholic drinks are included. You pay for it at the lobby front desk. Each day it is an optional feature.

Resort Entry – 24 hour gated security. I love that this is such a peaceful part of the hotel zone. Our guests comment on how safe & comfortable they felt here. The area is nicely lit, has great restaurants, + minutes away from the big clubs.
The best seafood in Cancun is located directly across the street from our resort. And the ambiance there at night is a thing of beauty. My guests sometimes ask me for a recommendation for a place to propose, and Navios always tops my list.
If you like grouper, mildly spicy, go for the Popeye grouper. Outstanding! They also have a shrimp quesadilla (appetizer) that is beyond amazing. For groups of 6-10, you can reserve your own private palapa! A “must do” for at least 1 night!
Directly across the street is a restaurant called 19.5. The owner is a great guy, Joe. It’s a casual place. The food is very good, and the drinks are a lot less than Navios. Oxxo convenience store, background, sells beer & hard liquor.
I love the vibe at 19.5. They have tasty Mexican food & great drinks. Sitting here, it’s so beautiful. You have these lush tree canopies & palms right in front of you, plus the gentle lagoon waters sparkling from the moonlight. It’s really nice.
