We had a great experience and we were fortunate to have beautiful March weather! For anyone unfamiliar with the area, Tim provides a lot of good information you may need to plan your vacation such as transportation and links to excursions and restaurants. Paola and Abdiel were very kind hosts during our stay and were available with any questions we had. The penthouse condo itself was very clean and comfortable with plenty of room for a large group. The kitchen was equipped with everything we needed. Best of all, we enjoyed the perfect ocean views and you can see both the sunrise and sunset from a private deck! We felt very safe in the complex and generally anywhere we travelled along the hotel zone. We were able to enjoy some time in the Spa and the staff there were very friendly and professional. A couple of excursions I would definitely recommend are snorkeling with Mike and a tour of the Rio Secreto. There are a couple of cons I would bring up only for informational purposes which would not deter us from returning. 1. The provided seating on the beach and around the hotel pool is limited. Guests claim their chairs in the early morning using towels leaving them empty for hours and expect the chairs to be free at their whim. It wasn't a big deal for us as we had our own private deck at the condo. We were able to use pool and beach chairs in the afternoon since there were more available at that time. 2. You are only able to eat at the restaurants at the resort if you pay the "all inclusive" fee which you can do on a day by day basis. There is a nice coffee shop in the lobby that accepts cash/cards. We were able to stop at the grocery store on our way from the airport to the condo and picked up what we needed for breakfast and lunches. We ate at restaurants across the street and took the bus down the hotel zone for dinners. Thank you Tim, Paola and Abdiel for everything! We really enjoyed our stay!

Paola and Abdiel met us when we arrived, helped get us moved into the condo and answered our questions about the area. We also appreciated their help coordinating with their chef to make our Christmas dinner. I would highly recommend the coconut shrimp 🙂

Very clean & plenty of room for all of us to be comfortable. We loved lounging on the patio in the evenings & watching the sun set over the bay. It was everything we wanted & all the information provided in the emails was very helpful. We did 2 excursions that were amazing- snorkeling & boat ride! And we also had the private chefs cook for us for 2 dinners— highly recommend this! The food was delicious! Overall a perfect experience! Thank you Tim & team!

The condo was exactly as described and the sunsets over Laguna Nizuc were legendary. We went with another family and the condo easily held the 10 of us (4 adults, 6 kids). The pool and beach were easily accessible, but be aware the pool closes early (most nights around 8pm) and the beach closed at the same time due to turtles. From thr pool deck at night we did get to see Laggerhead turtles lay their eggs and Green Turtles hatch. On Tim's recommendations we had dinner cooked for us in the Condo and we used Mike to snorkel Isla de Mujeres. I would highly recommend booking both of these adventures. Finally check in with Tim's staff was seamless. Thank you Tim and the whole crew you have put together. We would love to stay with you in the future!

We stayed in beautiful penthouse 3701! So beautiful, cozy comfortable and clean. Easy walk on to the eateries, beach and pool. Tims staff were so friendly and helpful! We definitely would go back and stay in a heartbeat. I don’t think our stay could have been any better as we were quite satisfied with it all. Thank you Tim and staff for allowing us to stay and making this family vacation one for the books.

Cancelling more than 5 months prior to arrival: 12% of total
Cancelling more than 91-149 days prior to arrival: 20% of total
Cancelling more than 60-90 days prior to arrival: 30% of total
Cancelling 40-59 days prior to arrival: 50% of total
Cancelling with less than 40 days prior to arrival or less: No refund.

A 20% down payment is due to reserve the Penthouse for the dates selected.
The balance owed is charged to the same credit card 60 days prior to your arrival, except for Thanksgiving, Christmas and New Year’s Eve reservations.
For Thanksgiving, the balance owed is due 90 days prior to your arrival.
For Christmas and New Year’s Eve we require 50% down payment at reservation, and the balance is due 4 months prior to arrival.
A $500.00 refundable damage/missing inventory deposit is charged on the final billing and will be refunded 7 to 10 business days after your check out date. This deposit is to cover any damages that occurred during your reservation and any missing or damaged inventory that occurred during your reservation. A list of fees is included on our house rules on the website, and in your welcome packet, and inside the vacation rental property. See Terms of the Agreement and House Rules for more information.

We used to have property in Cocoa Beach, FL but when we found Cancun we sold everything and bought here to stay. There is no place on earth like The Renowned Cancun Hotel Zone. The beauty of the Caribbean waters is unmatched worldwide and they surround the island (the Cancun Hotel Zone is an island) to East, North & South, while the gorgeous Fresh water Bay is to the West. And the locals are so happy, humble, and so thankful to have your business and be of service to you and your family. Over time, my family came to know many wonderful people here in Cancun. If you have never been to Cancun, you will absolutely love it here!

Penthouse #2701 sits on the corner (there are only 4 units on the Penthouse Level, one on each corner) of the central tower. You walk in and you have the living room, dining room, powder room, kitchen, big terrace, laundry room and one small bedroom with queen bed & private bathroom, BR4. Upstairs you have 3 master suite bedrooms with king beds, private bathrooms, and hot tubs. The views are of both the ocean and the bay although the primary view is straight away to the ocean. The floor to ceiling glass windows run all the way across the living and dining room to give you an absolutely outstanding view of the Caribbean.

1. My wife and I do this full time; it is our dedicated passion to serve you.
2. Abdiel and Paola are our full-time managers on the ground in Cancun to service you. They are at the resort Mon-Sat 9-5pm, and after hours you will still receive prompt responses via email. On arrival day, our team is there to welcome you, show you around, and answer all your questions.
3. Rather than an apartment building, we reside within a full service resort with full time staff, 24 hour security gated security, 24 hour beautiful lobby, gym, spa, tennis court, pool, beach, sun deck, loungers and umbrellas, hot tub, photos studio, tour center, 5 restaurants, 2 bars including a pool bar, and spa with steam room, sauna, relaxation pool, hot tub, and massage and nail services.
4. The resort is all-inclusive. When you book a Penthouse unit, the all-inclusive is optional each day you are there. Payment is made at the lobby front desk. Cost is currently $90 per person per day, Dec 20-Jan 4 is $135 per day. Prices are subject to change without notice as we have no control over resort pricing. Kids 11 or under are ½ off, 2 years and under are free.
5. For days you do not want the all-inclusive, feel free fill up the cooler inside the condo with your favorite drinks & snacks and take that to the pool or beach. It’s ideal, makes for a nice little table as well, about the size of a carryon.
6. You always have one resort restaurant that is never all inclusive. You pay per item and they have things like tasty toasted subs, wraps, and pizza. They also have a wide assortment of coffees and desserts.
7. Indulge in our in-home cooking service for an authentic Mexican feast prepared by our local cooks. Our guests love this, we provide the service to our guests only at our raw cost. It runs $10 per person for the service ($80 min) and it includes purchasing the groceries and preparing the meal. Our cooks provide you with a receipt for the groceries. Meals are served buffet style. It’s payable in cash at the time of service. It’s very easy to book, the menu and link come in your welcome pack.
8. Our location is ideal. We have great restaurants right across the street, plus a convenience store that sells beer and all the hard liquors. At the same time our area is well lit, and very safe, and our activity level surrounding the resort is mild. Everything is close by, buses run 24/7 and you can be at a myriad of additional restaurants, shops, and big nightclubs in minutes.
9. Oleo prints out a weekly brochure for guests detailing the latest activity offerings. Often times there is live entertainment around the bar, and water yoga is typically in the weekly calendar.
10. Tours and Excursions Insider Knowledge: With over two decades of experience in Cancun, we offer invaluable insights into the best activities and excursions. Here’s an example, the snorkeling excursion with my friend Mike, who I have known for over 2 decades now. Mike is such a great guy! Always smiling and joking around. His family comes from many generations of fisherman that go way back to before Cancun was even known as destination. Mike’s snorkeling tour is the “bargain of the century”. He does not advertise, has no website, and you pay him in cash. The cost for Mike’s excursion is $75 per person ($450 minimum). For that price you get a 5-6 hour excursion, round trip transportation to the port, a golf cart rental on Isla Mujeres for an hour, and a huge meal at the end. On top of that, he takes you to the best snorkeling site, they are protected waters by the Mexican government and require a special permit that he has to pay for each person going. The underwater beauty where Mike takes you is unreal, so beautiful! To have all that, plus a totally private excursion to your group, is an outstanding value that you will not find anywhere else.
11. VIP Night Club. At these big clubs in Cancun, the cover charges alone will run you $50 or more, plus you wait in lines to get in, then it’s standing room only and drinks are very expensive. With us, you’ll get the link to purchase the VIP night club pass. For $150, you will have VIP access, no lines, A VIP table, and not only is your cover charge included, but all your drinks as well. It goes from 10am to 3am and includes transportation there and back.
12. Grocery convenience. When staying in these larger places, everyone wants to have some groceries on hand. 10 years ago I asked the owner of the transfer company that we recommend if he would take our guests to the grocery store before heading to the resort, for an additional fee of course. He said he would add that to his website. He did, and it’s been a hit with our guests ever since. Our team has milk crates and hotel carts to get all of your groceries up. Don’t worry, we have you covered. But please note that if you arrive on a Sunday, you may want to get groceries after you arrive at some point, as we will not be there to help you.
13. 13. Family-Friendly: Traveling with little ones? Rest assured, each unit is equipped with amenities like pack-n-plays and high chairs upon request.
14. Clean drinking water. The reverse osmosis system in the kitchen provides free clean drinking water.
15. Quality linens: My wife specifies sheet sets that are a polyester/cotton blend, 575 thread count. She says it is the perfect blend of softness and stain removal properties.
16. Quality Bath towels: For bath towels she specifies large 30”x 53” 100% cotton. They are really nice; we have the same ones at home. Way better than what you would expect at a nice hotel. To me, even the nicer hotels have towels that are not soft, and not very big.
17. We provide Beach towels: We provide 8 Large commercial grade beach towels.
18. Private wifi: Unlike hotels that offer non private, or semi private wifi, these modems are completely private to the unit, and encrypted, and the modem is inside the unit.
19. Charging Ports: All the bedrooms and every living room has a charging port with 3 outlets and 3 USB terminals.

Great guest communication: Group Email Thread: The Group Email thread is the tool we use to keep everyone on our team in touch should you need anything, plus it keeps us all in the know, and on the same page. This email thread goes out to you and all of our team members after payment is processed. You can’t miss it, as the subject box starts with all caps: GROUP – MAIN followed by your Penthouse number and arrival and departure dates. This way our team always knows with whom we are speaking. It allows for our guests to get prompt replies consistently.

Welcome to the penthouses above the ÓLEO Cancún Playa® Beach Resort. Our vacation rentals are uniquely perched on the top floors of the ÓLEO Cancún Playa® Beach Resort which was completely remodeled in 2018.
Our 4.5 Star All-inclusive resort is located minutes from the Cancun International Airport in the peaceful southernmost area of the Hotel Zone at Kilometer 19.5 in between Sun Palace All Inclusive and the Bel Air.
Enjoy our captivating floor to ceiling views on the Caribbean Ocean from the living room, dining room, balcony, and master bedroom suites of this penthouse. This 4-bedroom 4 ½ -bathroom condominium sleeps up to 12 people. Penthouse 2701 is located on the 7th and 8th floor of our center tower along with 2704. For large groups of people and families, if needed you can combine these units to sleep 16-18 people comfortably.The living room is spacious and features a floor to ceiling sliding glass door and windows facing the ocean and connects you to the unit’s 1st floor balcony which is the perfect location to enjoy your morning coffee or watch a magnificent Cancun Mexican sunrise over the deep blue Caribbean Sea.
There is plenty of space for family gatherings inside and out.
The dining area has a large glass table that seats up to 10 people with additional seating at the breakfast bar.
The kitchen features granite counter tops, new full-size refrigerator with freezer, and is spacious enough to enjoy each other’s company white preparing your family meals. There is no need to worry about our drinking water, you can quench your thirst with our supply of clean, great tasting water installed on its own filtered water dispenser and with our reverse osmosis.

Our resort is a gated and secure family resort set on the powder white sand that features pools, spas, sauna, hot tubs, a fitness center with tennis courts and ping pong.
Jogging and bicycle path is directly in front of our entrance and gives you the freedom to access the trails by either going left or right. It is completely safe and has plenty of travelers getting in their exercise. If you go right, our property is less than a mile from Playa Delfina which features the world-famous colorful CANCUN sign.
As guest of ours, you have the option to purchase ÓLEO Cancún Playa® Beach Resort 4.5 Star all-inclusive by the day. This gives you more freedom to explore the local bars and restaurants or choose our private in-home dining.
The all-inclusive prices are under the control of the ÓLEO Cancún Playa® Beach Resort and are subject to change without notice.

I used this shot to make wall hanging for my wife, a b-day gift. She thought it was nice, good try, but she wouldn’t let me put it up, not a décor fit. I was so disappointed. But after 30 years, I know when to shut up & not argue with the boss.

For day(s) you do not want the all-inclusive, I suggest you take your own drinks down to the pool or beach, we have a cooler in each unit for this purpose. You can also order food here a la carte. Their toasted subs wraps & pizza are very good.

I highly recommend you try our authentic Mexican in-home cooking for at least 1 night during your stay. Guests absolutely love this! Plus, it’s super affordable, no mark up, we provide it to our guests at cost as a special courtesy.

Resort Entry – 24 hour gated security. I love that this is such a peaceful part of the hotel zone. Our guests comment on how safe & comfortable they felt here. The area is nicely lit, has great restaurants, + minutes away from the big clubs.
The best seafood in Cancun is located directly across the street from our resort. And the ambiance there at night is a thing of beauty. My guests sometimes ask me for a recommendation for a place to propose, and Navios always tops my list.
If you like grouper, mildly spicy, go for the Popeye grouper. Outstanding! They also have a shrimp quesadilla (appetizer) that is beyond amazing. For groups of 6-10, you can reserve your own private palapa! A “must do” for at least 1 night!
Directly across the street is a restaurant called 19.5. The owner is a great guy, Joe. It’s a casual place. The food is very good, and the drinks are a lot less than Navios. Oxxo convenience store, background, sells beer & hard liquor.
I love the vibe at 19.5. They have tasty Mexican food & great drinks. Sitting here, it’s so beautiful. You have these lush tree canopies & palms right in front of you, plus the gentle lagoon waters sparkling from the moonlight. It’s really nice.
