We had an amazing stay at Tim’s ocean condos! The penthouse was large, spacious, and very comfortable, with breathtaking views that made every moment special. The jacuzzi tubs were such a relaxing treat after long beach days, and having a full kitchen was incredibly convenient. Tim’s communication was excellent—he provided so much helpful information and recommendations. Even though we didn’t have time to enjoy everything he suggested, we’re excited to explore more on our next visit. This was a beautiful, relaxing getaway, and we can’t wait to come back with our family to make more memories together!

This is my 3rd stay with Tim's Ocean Condos. Each trip has been amazing. The condos are so clean and well stocked for all you need to make snacks and dinners. The team ( Abdiel) is truly the best part of this experience. Abdiel is so responsive and truly cares deeply that your stay at the condo is perfect! I love Navious across the street for dinner and the bus transit is super easy to catch directly outside the resort. The resort itself is not over the top and fairly laid back. Although we did not do any all inclusive days during our stay- Oleo staff members would bring over snacks for our two grandchildren! So kind. I highly recommend your stay at the Oleo in Tim's condos. It is perfect for girl trips/ family- you name it!

The property and resort are impeccable, but the service provided by this team surpasses everything! Met and exceeded all of our family's needs. Tip: READ Tim's pdf handbook and take advantage of the recommendations! Snorkeling with Mike, dinner at Navio's and also having dinner cooked in the condo were all great experiences. Abdiel is wonderful. Tim & Megan are great as well. We will be back!!

Our stay at Tim’s Ocean Condos was absolutely incredible! The views from the condo were nothing short of breathtaking — waking up each morning to the turquoise ocean and white sandy beaches was unforgettable. The property manager, Abdiel, went above and beyond to make sure everything was perfect from start to finish. He was attentive, responsive, and genuinely friendly, which made our stay even more enjoyable.

One of the highlights of our trip was the private chef experience — the food was exceptional, beautifully presented, and full of fresh, vibrant flavors. It felt like dining in a five-star restaurant without ever leaving the comfort of our condo.

Everything about our stay exceeded expectations, and we’re already looking forward to coming back. Thank you to Tim, Abdiel, and the entire team for making our vacation truly special!

Absolutely fantastic stay! The condo is in a prime location—clean, spacious, and perfect for our group of 8. The view and turquoise water are just as stunning as the photos, if not better. The complex also offers great amenities that added to the overall experience. I would highly recommend this place to anyone planning a visit to the Cancun area. We’ll definitely be coming back!

My friends and I rented the penthouse plus the apartment below it and we were so happy with every aspect of our rental. Tim’s team were available for all of our questions, big and small, and the staff at the resort were equally great. The condos were well equipped with everything we could need and the location of the hotel was also in a perfect spot. There were 12 of us and we were able to spread out, but also had the perfect amount of communal space for everyone to be together for things like dinner. Photos are of the two private pools (which both offered great views). I can’t say enough how much fun we had, and the rental was a huge part of us feeling at home and having a safe and comfortable place to rest in between outings. Also, each apartment had a double filtration faucet for drinking water, which multiple of us drank without issue!

Been staying in several of the penthouses at Tim's ocean condos and they are truly amazing. Currently in penthouse number 3000 and enjoying the cold AC and the incredible views of the caribbean sea! Highly recommended! 5 stars

I book this for my 50th birthday which happens to fall on Mother’s Day this year Upon arrival are party of 10 was greeted by Abdiel who communicated with us the whole way we arrived around 200 pm and was able to check in early which was a plus rooms was spacious and had a hot tub in every bedroom it was to connect penthouse which gave me and my guest more than enough space me my husband and my daughter stayed in the upper penthouse and my guest occupied the lower the private pool in our was beautiful and light up different color only downside was my guess had to come up to utilize the pool and we assume the was a pool in both penthouse there was live music in the lobby some nights the buffet was excellent a lot of good choices overall my stay at Tim’s condo was great !!!

Great value for the price. Nice location. Great recommendations from the owner for dining and excursions. Great water and sunset views from the balcony. Would stay again.

The communication was really good and the entire process was easy - even for a group of 8 adults. If there was one constructive comment - it would be the access to the restaurants and bars on site. I'm not an all-inclusive guy - we like to venture out and experience the area for both food and drinks. It would have been nice to be able to pay for drinks at the places on site - but no option for that. Other than that - we enjoyed the condo and area. I have traveled to Cancun many times and stayed at alot of different places. This one was really good. Thank you. Lee

Overall we had a blast! Party of 18, we all showed up at various times but the check in process was smooth for the most part. We did the penthouse combo which included 2 suites on the same floor. They were well furnished and had plenty of dishes, cups, and supplies to last our week stay. The views from both penthouses are spectacular. Location is beautiful and the Oleo resort has great staff and well maintained facilities. Abdiel and Tim were very responsive during the entire stay. We had some maintenance issues that were resolved in a timely manner and did not detract from our overall stay. They were still fixing one of the elevators while we were there which made traveling up to the penthouses a bit slow, but once both are running it wont be an issue. The Nuup Spa, photo below, was great as well. Relaxing massage and most of the amenities were well maintained. Would definitely recommend staying at one of Tims properties because of the location, price, and access to knowledgeable staff to help make your vacation to Cancun one for the history books!

We reserved Tim’s penthouse in tower 2 for my 60th birthday. We had a fabulous time and took advantage of all the extras. We did the all inclusive a few days, we had the in home cooks come in 3 days, a massage and we enjoyed the snorkeling with Mike. The staff at the hotel were amazing in particular Rodriquez at the pool. Every staff member acknowledged you throughout the area. You have everything you need within the area including a convenience store across the street and a couple of restaurants. We went to Navios for my birthday and give it a 10! The food was amazing. I would recommend Tim’s for your next trip to Cancun!

Our family had a fabulous time celebrating Christmas at Tim’s Ocean Condos. The views are amazing and the staff is delightful. The condo host Abdiel was attentive to any of our needs. The activities Tim recommended in his welcome emails were spot on. The airport transfer company was outstanding and worked perfectly for our family of ten. Swimming with the dolphins was an amazing highlight for everyone especially for our grandkids and of course the adults as well. The in home cooking experience was wonderful and greater than anything expected. Overall, it was a very memorable Christmas holiday vacation. Our sincere thanks.

Tim's Penthouse 3703 with a private hot tub on the terrace was the most amazing experience! On site staff was amazing and helpful, the personal chefs made the most amazing meals in our room for an amazing price of $15-20 per person, and the views were spectacular. Tim replied to any and all questions so quickly. The resort itself is small and easy to get around and you can choose to do all inclusive for a day here or there if you plan to be at the pool all day. There are hundreds of amazing big shells washing up on the beach each day and they rake out the sand every morning. Both restaurants across the street were delicious and would recommend going to both. Would do this again in a heartbeat.

Condo was amazing, beach was amazing, and management staff were awesome. Only major issue is you have to get chairs by 7 am or there are none left (at least at peak times of the year). I highly recommend the in room cooking! We did not like the resort all inclusive in terms of value for money, so ate out or had in room cooks make meals. Snorkeling with Mike was incredible !

Tim's Ocean Condos was a great place for our family to spend the Christmas holiday. The condo was very clean and the beds are comfortable. Paola and Abdiel met us when we arrived, helped get us moved into the condo and answered our questions about the area. We also appreciated their help coordinating with their chef to make our Christmas dinner. I would highly recommend the coconut shrimp 🙂

The villa has plenty of room for large groups. The view from the balcony was absolutely gorgeous. Also, the fact that it is on an all-inclusive resort gave my group the best of both worlds; we opted into the all-inclusive option on a day it was most convenient for us but we were still able to all stay in one villa rather than split into hotel rooms as we thought we might have to at a resort. Tim and his team were very responsive and helpful in the weeks leading up to our trip and also while we were there. Would definitely stay again and recommend this place to anyone looking for a beautiful, spacious, clean place to stay with family or friends.

Plenty of space and having a washer and dryer in the unit was awesome. The team was very responsive and took care of any issues/answered questions promptly. Just FYI - the master shower is not easy to get in and out of; it's a giant tub/shower combo with a thick wall you have to hop over. I'm 5'4" and was able to do it, but was cautious about slipping every time. Again, just FYI - there is plenty of hot water, but it does take awhile (10-15min) to get hot water to the showers, especially if you are an early riser and people in the floors below you haven't turned the water on yet. Overall, great condo and we will be back.

Great experience and good space for a group. The unit has plenty of space and bathrooms which is great for a big group.

We were 8 guests and the condo was very confortable. Each bedroom is a suite, so each room has all the privacy needed. We cooked, mainly breakfast, the kitchen has all you need. Very responsive management and easy to communicate. Check in was flawless. Thank you guys for making our vacation memorable. Adrian

Tim's Condo was beautiful! The views were incredible. All of our needs were met throughout our stay, and Tim's suggestions ahead of time made for a very smooth and enjoyable vacation. My family loved it so much, they are asking me to book again for next year!

The condo was exactly as described and the sunsets over Laguna Nizuc were legendary. We went with another family and the condo easily held the 10 of us (4 adults, 6 kids). The pool and beach were easily accessible, but be aware the pool closes early (most nights around 8pm) and the beach closed at the same time due to turtles. From thr pool deck at night we did get to see Laggerhead turtles lay their eggs and Green Turtles hatch. On Tim's recommendations we had dinner cooked for us in the Condo and we used Mike to snorkel Isla de Mujeres. I would highly recommend booking both of these adventures. Finally check in with Tim's staff was seamless. Thank you Tim and the whole crew you have put together. We would love to stay with you in the future!

We stayed in beautiful penthouse 3701! So beautiful, cozy comfortable and clean. Easy walk on to the eateries, beach and pool. Tims staff were so friendly and helpful! We definitely would go back and stay in a heartbeat. I don’t think our stay could have been any better as we were quite satisfied with it all. Thank you Tim and staff for allowing us to stay and making this family vacation one for the books.

Will go there again. They were very helpful guiding me on what to do while I was there and the service was excellent. The place itself is gorgeous as well.

It was perfect for the 8 of us plus one baby. Tim’s transportation, tours and restaurant recommendations were extremely helpful. We also liked the option to not have to do the all-inclusive that hotels require because we didn’t want to be limited to eating at the resort for 7 days. Paola and Abdiel were awesome. Great service.
