COVID provided perhaps the clearest example.

There were periods when our Cancun vacation rentals sat completely empty because travelers simply were not arriving. Rental revenue stopped, but the cost of operating Tim's Ocean Condos did not.

Our properties still had to be monitored and maintained. Insurance remained necessary. Our websites remained online. Reservation technology continued operating. Accounting and communications continued. Marketing also had to continue so our vacation rentals would remain visible when travelers returned to Cancun.

The same principle applies during today's slower booking periods.

Some expenses decrease when there are fewer guests. Cleaning, laundry, and certain guest-related expenses are obvious examples.

Unfortunately, Tim's Ocean Condos does not control the hotel operation.

We manage privately owned penthouses located within the resort.

Therefore, our ability to provide an excellent vacation depends partly upon services controlled by the resort.

When those services experience problems, our guests are affected.

When guests are affected, our vacation rental business can also be affected.

A Resort Problem Is Our Problem

Guests usually do not separate every part of their vacation experience.

They booked a Tim's Ocean Condos penthouse.

Therefore, problems elsewhere at the resort become associated with their entire vacation.

A problem with resort services affects their impression.

An air-conditioning problem affects their impression.

An elevator problem always affects their impression.

Electrical outages affect their impression.
