90 Days of New Hotel Management: How Is It Going?

So, more than 90 days have passed since the June 1 hotel management announcement at our resort.

For owners, an important question should now be answered: how is it going?

At Tim's Ocean Condos, this transition is being considered from a vacation rental owner's perspective. Guest expectations, property presentation, and clear communication should all be included in that assessment.

This article looks back at the transition and includes public information reviewed in September. A complete operational assessment cannot yet be made from that information alone.

Key Points

What Was Announced?

In ATELIER de Hoteles' official statement, its departure from the hotel operation was announced effective June 1.

Future branding, operating standards, and guest experiences were assigned to the incoming management and ownership groups.

Then, in a June 23 report from Somos Aero, Distinctive Concept Hotels was identified as the exclusive hotel manager. Its management was reported as beginning June 1, 2026.

Continuity during the transition was described in that report. However, an announcement should be followed by evidence of how those expectations were met.

What Can Be Seen Publicly?

According to our September review, a hotel website was available with accommodation descriptions, amenities, contact details, and booking links.

Distinctive Concept Hotels was credited in its footer. A reservations address using the dchotels.mx domain was also displayed.

These details provide a public connection between the hotel website and DCHotels. However, service improvements cannot be established through a website alone.

In our earlier website review, several variations of the hotel name were documented. Older promotional footage was also identified through my familiarity with the lobby roof.

These concerns should be addressed through consistent naming and current property imagery. Guests should be shown what they can expect today.

How Should Progress Be Measured?

After the first 90 days, progress should be assessed through ordinary guest experiences.

Are common areas being maintained consistently? Are maintenance requests being addressed promptly? Are restaurant hours and available services being communicated clearly?

Additionally, are concerns being acknowledged and followed through? Are owners being given reliable information they can share with guests?

These questions are offered as assessment criteria. They should not be interpreted as claims that services have failed.

Specific improvements deserve recognition. Equally, unresolved concerns should be documented with dates, examples, and the responses received.

Who Is Responsible for What?

Hotel operations and Yalmakan condominium administration should be discussed separately. Responsibility for an individual issue should be confirmed before conclusions are drawn.

Owners should be given clear contacts for hotel services, condominium matters, and concerns involving both.

Likewise, hotel package descriptions should not automatically be applied to privately booked penthouses. Included services and additional charges should be confirmed for each reservation.

Why This Matters to Vacation Rental Owners

A vacation rental is experienced within its surroundings. Expectations can be shaped by hotel advertising before a penthouse reservation is made.

For travelers searching “vacation rental Cancun,” that distinction may not be immediately understood.

At Tim's Ocean Condos, clear explanations should be supported by accurate information from the people responsible for each service.

So, How Is It Going?

From the public information reviewed, a management transition and an active hotel website can be documented.

However, an overall verdict about daily operations cannot be supported by those materials alone. That judgment should be grounded in recent guest experiences, firsthand observations, and documented follow-through.

After more than 90 days, owners should be given a clear account of complete improvements and remaining priorities.

Confidence should be earned through consistent service and communication, then reinforced by visible results.
