Why Is My Cancun Vacation Rental Empty? What Owners Should Know in 2026

If you own a vacation rental in Cancun, you may be wondering why your calendar has more openings.

We have been asking the same question.

Instead of assuming the problem was pricing, we started looking at the numbers.

We studied Cancun Airport traffic, hotel growth, airline capacity, traveler origins, and our own booking patterns.

What we found was eye-opening.

This is not simply a Tim's Ocean Condos problem. The Cancun tourism market itself has changed.

Fewer International Travelers Are Coming Through Cancun Airport

The first place we looked at was Cancun International Airport.

According to ASUR, approximately 11.37 million international passenger movements were recorded from January through June 2024. During those same six months in 2026, approximately 10.25 million were recorded.

That is approximately 1.13 million fewer international passenger movements in only two years.

The monthly numbers have also been concerning.

In June 2026, international passenger traffic was down approximately 12% compared with the previous year.

Think about what that means for a Cancun vacation rental.

Fewer international passengers are arriving. However, those travelers have more places than ever to stay.

The Bigger Picture Can Be Seen in This Chart

The chart below shows Cancun Airport's international passenger movements during January through June.

It also shows what has happened with hotel-room inventory across Quintana Roo.

More Rooms. Fewer International Passengers. More Competition for Every Booking.

The two trends are especially important when they are viewed together.

Almost 43,000 Hotel Rooms Have Been Added in 10 years

In 2016, Quintana Roo reported approximately 97,606 hotel rooms.

Now in 2026, there are approximately 140,592 rooms reported.

That is approximately 42,986 additional hotel rooms in ten years.

Hotel-room inventory has grown approximately 44%.

Those rooms have been added throughout Cancun, Costa Mujeres, Playa del Carmen, Riviera Maya, Puerto Morelos, Tulum, and surrounding destinations.

Meanwhile, Cancun international passenger traffic grew only approximately 31.5% between the first halves of 2016 and 2026.

Here is the vital information, recently, the two trends have moved in opposite directions.

Between 2024 and 2026, approximately 5,162 additional hotel rooms were added.

Meanwhile, Cancun Airport recorded approximately 1.13 million fewer international passenger movements during the first six months of 2026.

That is the part Cancun property owners really need to understand.

For the first time in the history of Tim's Ocean Condos, Cancun's regional accommodation supply has grown beyond international passenger demand.

For years, Cancun's growing supply of hotel rooms was supported by growing international tourism. That relationship has now reversed. In 2026, regional hotel supply has reached its highest level while international passenger demand has fallen from its 2024 peak. More rooms are now competing for a smaller pool of international travelers.

Why Our Larger Cancun Vacation Rentals Have an Advantage

Owning a one-bedroom or two-bedroom condominium competes against this enormous inventory. However, our larger vacation rentals serve a different market.

Families and groups needing four, five, ten, or more bedrooms have considerably fewer choices. For them, mkultiple hotel rooms must booked. And they do not get the luxury of a family room, living room and a dining room.

Therefore, your penthouse with Tim's Ocean Condos should not be positioned as simply just another Cancun accommodation.

Our competitive advantage is keeping larger groups together.

There Is Another Problem: Fewer U.S. Airline Seats

We also looked at flights from the United States.

This matters because Americans have historically represented Cancun's largest international source market.

Airline capacity between the United States and Cancun has been reduced.

For summer 2026, Cancun lost more than 570,000 U.S. airline seats compared with summer 2025.

That works out to be 2,700 fewer seats every day.

This creates another layer of competition before a traveler even starts searching for a vacation rental.

There are simply fewer seats available to bring potential American guests to Cancun.

Airfare Can Change the Entire Vacation Budget

We also looked at airfare because the nightly rental price is only one part of a family's vacation budget.

The results were interesting.

Airfare could vary depending on the travel day.

In one Dallas example we studied, Tuesday airfare averaged approximately $242 one-way.

Saturday averaged approximately $302 one-way.

That difference may not sound enormous for one traveler.

However, multiply it by a family of eight.

The difference becomes approximately $480 on only one direction of the trip.

Suddenly, arrival day matters.

This is important when pricing a vacation rental Cancun property.

A Tuesday night may not have the same demand as a Saturday night.

An August Tuesday may not have the same demand as an October Tuesday either.

That is one reason broad seasonal pricing deserves another look.

Hotels Are Fighting for These Travelers Too

Another change needs to be considered.

Tim's Ocean Condos is not competing only against other vacation rentals.

We are competing against hotels and all-inclusive resorts.

Large resorts have hundreds, sometimes thousands, of rooms that need to be filled.

Sophisticated revenue-management systems are used to adjust prices constantly.

Occupancy, booking pace, remaining inventory, competitor pricing, and demand can all influence the price shown to a traveler.

When demand weakens, hotel pricing can become extremely aggressive.

Packages can also include food, drinks, airfare, resort credits, or other incentives.

Therefore, the traveler's value calculation has changed.

The American Market Is Still Important

The United States remains extremely important to Tim's Ocean Condos. That will not change.

However, the data tells us that relying entirely on American travelers creates unnecessary risk.

If U.S. airline capacity falls, our potential audience falls with it.

Therefore, other markets need more attention.

Canada Deserves More of Our Attention

One of the most interesting opportunities we found was Canada.

Canadian travel to the Mexican Caribbean has shown substantial long-term growth.

Canada has become one of Cancun's most important international markets.

Therefore, we are marketing more deliberately to Canadian travelers.

Our U.S. advertising will continue. However, Canadian travelers should not simply receive the same advertising.

We are targeting Toronto, Montreal, Calgary, Edmonton, Vancouver, and other strong feeder markets individually.

French-language advertising is being considered for Quebec.

We are using Instagram and YouTube to introduce Canadian travelers to Tim's Ocean Condos.

Mexico Travelers Are Not Overlooked

Millions of domestic passenger movements continue through Cancun International Airport.

Mexican families and large groups represent another opportunity for us to grow.

Our website is already translated to Spanish immediately when searched by an individual based on their IP address. Prices are then represented in Mexican pesos.

Again, the goal is not to abandon our American market. The goal is to broaden our potential customer base.

Our Penthouses Have Advantage Hotels Cannot Easily Duplicate

I do not believe the answer is to become the cheapest accommodation in Cancun.

Instead, we need to communicate what makes our penthouses different.

Consider a family of ten traveling together.

That family might need three, four, or even five traditional hotel rooms.

At Tim's Ocean Condos, everyone can stay together in one large penthouse.

Bedrooms are private.

However, kitchens, living rooms, terraces, pools, and gathering spaces can be enjoyed together.

That makes our vacation rental particularly attractive for certain travelers.

Large families are important. So are multigenerational families, family reunions, groups of friends, birthdays, wedding groups, and celebrations. Also corporate retreats.

These travelers need something a traditional hotel room cannot easily provide.

They need space to vacation together or work together.

Our Pricing is More Strategic

The research we did also changed how we think about pricing compared to 2016.

Simply lowering every nightly rate would not be responsible to our owners.

Lower revenue leaves less room for operating costs, maintenance, and unexpected damages.

Our goal remains profitable occupancy, not occupancy at any price.

However, we know an empty night produces no revenue.

Therefore, pricing needs to respond more closely to actual demand.

Thirty-day, 21-day, 14-day, and seven-day booking windows are evaluated differently.

Weak dates are promoted more aggressively.

Strong dates remain protected.

Early booking incentives are used when appropriate. For example Christmas and New Years.

Member-only offers on VRBO are being considered and currently tested.

Last-minute opportunities are already promoted to repeat guests without permanently lowering the property's advertised value.

We are already studying these strategies across our properties.

One Seasonal Price May No Longer Be Enough

This was another important conclusion from our research.

Traditionally, vacation rental pricing is often built around seasons.

High Season has one price. Low Season has another.

However, we found today's market is moving much faster.

Demand for an August Tuesday can be completely different from demand for an October Tuesday.

Airfare is different. Flight availability is different. Hotel competition is different. Booking lead time is different.

Therefore, the nightly rate should increasingly reflect what is happening in the market.

This is an area Tim's Ocean Condos continues to study.

So, Why Is Your Cancun Vacation Rental Empty?

There probably is not one answer.

The data shows several things happening simultaneously.

International passenger traffic has declined.

U.S. airline capacity has been reduced. And airline companies have gone out of business.

Airfare affects the total vacation cost.

Thousands of additional hotel rooms have entered the market.

Hotels are competing aggressively.

Travelers have more choices for accommodation.

Booking behavior is changing.

None of those things automatically means something is wrong with your penthouse.

They mean the market surrounding your property has changed.

What Can We Control?

 

We cannot control:

  • how many airplanes fly to Cancun.
  • airfare prices.
  • how many hotels are built.
  • what an all-inclusive resort decides to charge tomorrow night.

We can control how Tim's Ocean Condos responds.

American travelers will continue being pursued.

Canadian travelers will be targeted more deliberately.

Mexican domestic travelers will be explored more aggressively.

Past guests will continue being marketed to. We have over 22 years of guests that have stayed with us and will continue to come back.

Direct bookings will continue being encouraged.

Pricing will be studied more closely.

Last-minute opportunities will be promoted strategically.

New VRBO opportunities will continue being evaluated.

Most importantly, our penthouses will increasingly be positioned around something traditional hotels struggle to provide.

The ability for families and groups to vacation together under one roof.

Cancun remains one of the world's great vacation destinations. Millions of travelers are still coming here every year. However, there is more competition for those travelers.

Our responsibility is to make sure Tim's Ocean Condos receive the greatest possible share.

We cannot control how many travelers arrive in Cancun.

We can control how effectively your vacation rental is positioned for the travelers who do.
