Why Larger Cancun Vacation Rentals Are Better Positioned in Today's Changing Market

Cancun's tourism market is changing! There is no doubt about that.
More accommodations are competing for travelers. And, international passenger demand declined from its recent peak in 2024.
Are all Cancun vacation rentals being affected equally? Probably not. The type of property being offered matters more today than it did several years ago. For owners at Tim's Ocean Condos, that distinction could become increasingly important.
Cancun Has More Rooms Competing for Less Travelers
Over the past decade, Cancun and the surrounding Mexican Caribbean have experienced tremendous hotel growth.
At the same time, international passenger demand has not grown at the same pace.

Our Cancun Demand v. Regional Hotel Supply - 2016-2026 comparison illustrates this change. Using 2016 as the baseline, regional hotel supply has grown approximately 45%. International passenger demand is only about 30% above its 2016 level. More importantly, international passenger demand declined since its peak in 2024.
While hotel supply continued to grow.
Therefore, more accommodations are now competing for each available traveler. However, the impact may not be distributed evenly.
A One-Bedroom Condo Competes with Almost Everything
Consider two travelers searching for accommodations in Cancun. They could choose a one-bedroom vacation rental. Or, a traditional Hotel Zone hotel room could just as easily be booked. A resort suite, smaller condominium, or another vacation rental could also be selected. So, a owning a one-bedroom property competes against one of Cancun's largest accommodation categories.
The same challenge exists for many two-bedroom condominiums. A family of four can choose a two-bedroom vacation rental. However, two traditional hotel rooms can also accommodate them. As Cancun adds more hotel rooms, even more alternatives are being placed in front of these travelers. This means smaller vacation rentals are competing directly against much of Cancun's growing accommodation inventory.
Larger Vacation Rentals Compete in a Different Market
Now consider eight travelers who want to vacation together. Instead of one hotel room, approximately four traditional double-occupancy rooms may be required.
- Ten travelers could require five rooms.
- Twelve travelers could require six rooms.
At that point, the hotel comparison changes considerably. The total nightly cost must be calculated across several rooms rather than one. Those rooms may not be adjoined. Family members may even be situated on different floors. Additionally, private gathering space is usually completely non existant.

This may become one of the most important advantages for larger vacation rentals. Hundreds of traditional hotel rooms can be added when a new Cancun resort opens. Those rooms immediately increase competition within the traditional hotel market. They also create additional competition for smaller vacation rentals.
However, a new 300-room hotel does not necessarily create 300 new four-bedroom oceanfront residences. And it certainly does not create 300 five-bedroom penthouses. Large residences require more space. As a result, fewer directly comparable properties are offered. That gives specialized vacation rentals a different competitive position.
Larger Groups Have Different Needs
Large vacation rentals can serve travelers whose needs are difficult to satisfy with traditional hotel rooms.
These groups can include:
- Multigenerational families
- Family reunions
- Wedding groups
- Birthday celebrations
- Groups of friends
- Corporate retreats
- Extended families traveling together
For these travelers, the number of bedrooms is only part of the decision.
Shared space matters.
Privacy matters.
Kitchens matter.
Large dining areas matter.
Being together matters.
Therefore, these travelers should be marketed differently.
This Is Why Discounting Alone Is Not the Answer
When competition increases, lowering prices can seem like the easiest solution. However, price reductions cannot create differentiation. Another property can always lower its rate. A traditional hotel can run a promotion. A smaller vacation rental can reduce its nightly rate. A new resort can enter the market with introductory pricing. Instead, the characteristics that cannot easily be duplicated should be emphasized.
