Hurricane Season Repairs at Tim's Ocean Condos: Aluminum, Concrete, Glass, Rebar and Teak Decking Updates

At Tim's Ocean Condos, we are making great progress with Hurricane Season Repairs. Our teams are hard at work restoring the penthouses to ensure everything is ready for your next stay.

Here's an update on the latest projects.

The removed teak deck reveals damaged concrete pillars beneath Penthouse 2000’s rooftop pool at Tim's Ocean Condos, awaiting repair and reinforcement.

Penthouse 2000 Deck Renovation

In Penthouse 2000, the contractors removed the entire teak deck from around the rooftop pool.

The concrete contractors removed the rusted rebar and poured new concrete footings.

New aluminum support joists replacing old wood beneath the rooftop pool deck at Penthouse 2000, with the teak deck reinstalled at Tim's Ocean Condos.

Then they waterproofed the entire area beneath the deck because it serves as the roof of the penthouse below.

After that they replaced the old wood joists with high-strength aluminum joists.

While all the repair work was going on, our contractor also had all of the teak brought inside the penthouse to dry out and be hand sanded.

And finally after all the repair and maintenance work, the team reinstalled the teak deck.

Soon, after all of the tropical storms, when we have sun for a week straight we will add the finishing product to the teak decking.

Penthouse 2000 Window Wall Removal

Before Hurricane Milton in September, we removed an entire wall of windows in Penthouse 2000.

Now, we are waiting for the custom sliding glass doors to arrive and be installed to complete the repair.

Penthouse 3703 Terrace Glass Replacement

Hurricane Season Repairs in Penthouse 3703 are moving forward.

Today Contractors are installing temporary glass on the terrace, ensuring uninterrupted views from the hot tub.

This temporary glass installation on the terrace ensures safety while maintaining the incredible ocean views.

Soon, we will replace this temporary glass with custom tempered hurricane glass, designed to withstand future storms.

Along with the new glass, we are installing brand new non-corrosive rail supports to ensure long-lasting durability and safety.

These upgrades will enhance the terrace experience while providing peace of mind during hurricane season.

Penthouse 3704 Structural Repairs

Contractors have completed a critical structural repair in Penthouse 3704.

A one-inch gap was discovered on the exterior wall of the living room, located between the concrete-reinforced rebar header and the aluminum window frames.

The team replaced the deteriorated rebar and poured new concrete forms, successfully restoring the structural integrity.

After the structural work was completed throughout the entire penthouse, a professional Venetian plaster contractor was brought in to finish the interior walls.

They applied a natural lime-based plaster to the walls and ceilings, creating a smooth, marble-like finish that adds an elegant touch to Penthouse 3704.

Staying Ahead of the Storms

Although hurricane season runs until November 30, we’ve had to adjust contractor schedules due to four hurricanes.

Saturday Tropical Storm Nadine tracked across the Yucatan Peninsula slowing down our progress on the exterior concrete projects of Penthouse 2701 and Penthouse 3704 exteriors.

Today, we’re closely monitoring Tropical Storm Oscar. While smaller than Hurricane Milton and Helene, Oscar is moving slow and could still still bring torrential rain to Cancun.

We are focused on completing all work in time for the holidays, so your stay at Tim’s Ocean Condos is as enjoyable as ever.
